2026 Tax Guide: How much does it really cost to buy a home in Catalonia?
Buying a property is, probably, the most important investment of your life. However, the price you see on the real estate portal is not the total outlay. To avoid financial surprises, at Savya Real Estate we want you to have a clear map of taxes and legal costs updated to 2026.
The golden rule in Barcelona is simple: set aside between 12% and 15% extra over the sale price to cover closing costs. But where exactly does that money go?
1. The big dilemma: New Construction or Resale?
The tax rate you will pay depends exclusively on whether you are the first owner of the home or not.
If you buy a Second-Hand Home (ITP):
In Catalonia, since the 2025 reform, the Transfer Tax (ITP) is no longer a fixed percentage of 10%. It now works by progressive brackets (similar to IRPF), which means you pay more the higher the value:
- Up to €600,000: 10%
- From €600,001 to €900,000: 11%
- From €900,001 to €1,500,000: 12%
- More than €1,500,000: 13%
Quick example: For a flat of €650,000, you would pay 10% on the first €600,000 and 11% only on the remaining €50,000.
If you buy New Construction (VAT + AJD):
Here you do not pay ITP, but VAT (10%). In addition, you must add the Tax on Documented Legal Acts (AJD), which in Catalonia is 1.5%. In total, the tax cost is 11.5%.
2. The "Tax Rewards": Can you pay less?
Not all news is bad. There are very strong bonuses for those who buy their primary home in Catalonia:
- Young people (up to 35 years): If your taxable base in the IRPF does not exceed €36,000, you can opt for the reduced ITP of 5%. Also, in new construction, you have a 100% AJD bonus.
- Large or single-parent families: They can also enjoy ITP at 5%.
- Disability (≥33%): Reduced rate of 5%.
- Victims of Domestic Violence: Since 2025, they have a reduced rate of 5% to facilitate access to safe housing.
3. Other costs you must not forget:
In addition to taxes, your budget should include professionals' fees who ensure the operation is legal and safe:
- Notary: Between €600 and €1,200 (depending on the property value).
- Property Registry: Between €400 and €800.
- Agency: About €300 - €500 to process the paperwork.
- Appraisal: If you request a mortgage, the bank will require an appraisal of the house (approx. €300 - €600).
